Creaking, deflection and floor gaps — causes and next steps

Active leak? First stop the water supply if you can do so safely. Remove surface water and establish the extent of dampness. Photos should not delay limiting damage. Do not attempt to dry the floor by abruptly increasing underfloor heating.

Identify the material and actual installation method

The same sound or gap can have different causes. Establish whether your floor is laminate, SPC, flexible LVT, engineered wood or parquet. Find its manufacturer, collection and instructions.

Separately check whether it floats, is bonded to the subfloor or uses another fixing method. Click describes the connection between elements, not the complete fixing arrangement. Do not infer installation solely from the name SPC or LVT. Record “unknown” if necessary.

A seasonal wood gap is different from a disconnected locking joint. Small changes in wood can relate to indoor conditions, but neither every gap nor every sound has the same explanation. A hollow tapping sound alone does not prove loss of adhesion.

What to do now — and what to avoid

  • Sudden or worsening movement: limit walking over unstable areas and arrange inspection. Raised sections, sharp edges and moving damaged joints need particular attention.
  • Stable symptoms: document them and contact the installer or seller. Do not wait indefinitely for the floor to “settle”.
  • Heating: record current settings and recent changes. Avoid abrupt temperature changes intended to provoke or resolve symptoms.

Before establishing the cause, do not inject adhesive or foam, fill gaps with silicone, lubricate joints, cut edges or force separated boards together. These actions can change symptoms, damage components and hinder assessment. Dismantling and repair must suit the specific system.

Checklist before an inspection

  • A room overview and close-up photos, with a ruler beside a gap without forcing it into the joint.
  • A short video with sound during normal walking, provided the area is stable. Do not jump or add load for recording.
  • The location marked on a plan, the date first noticed and whether it is worsening.
  • Flooring, underlay or adhesive names, instructions, installation date and available purchase records.
  • Subfloor and heating details, water incidents, cleaning practices and changes to fixed furniture.
  • Available moisture, preparation, screed commissioning and handover records.
  • Dated room temperature and humidity readings, if you have a hygrometer. One reading cannot show conditions over preceding weeks.

A missing document does not prove poor installation. Identify unknowns rather than replacing them with guesses.

What does the installer check?

The scope follows the symptoms: joints, perimeter, doorways, support and thermal or moisture conditions. Measurements or local opening of the assembly may be needed. Air humidity, wood moisture and screed moisture are different measurements; one meter and reading cannot replace all investigations.

Findings are compared with instructions for the actual flooring, underlay and adhesive. There is no single acceptable gap, deflection or moisture value for every material. Once the cause is established, options may include correcting restraints, repairing the subfloor, replacing a component or more extensive work.

Common questions

Does creaking prove poor installation?

No. The sound source, assembly, support and use conditions need checking.

Will wood gaps disappear in summer?

They may reduce with changing humidity, but this cannot be promised. First distinguish wood shrinkage from joint or installation problems.

Does repair always require removing the whole floor?

No. The scope depends on the cause, construction and access. Sound alone cannot establish it.
